About
The Marlboro 310 project in Marlborough, Massachusetts, features 75 multifamily units across 5 stories, delivered through an integrated, componentized construction approach. The project combines a mass timber structural system, prefabricated curtain wall assemblies, and factory-built bathroom pods manufactured by Bathsystem USA using its proprietary CLS® floor system.
The bathroom pods are independently evaluated and approved under an ICC-ES Evaluation Service Report (ESR), providing verified code compliance, consistent quality, and streamlined approvals while integrating seamlessly into the overall building system.

Key Benefits
Marlboro 310 leveraged an integrated, componentized delivery strategy—combining 5-story mass timber structure, prefabricated curtain wall assemblies, and ICC-ES ESR-approved modular bathroom pods—to compress the construction schedule, reduce trade stacking and on-site labor exposure, streamline plan review and inspections, and deliver consistent, code-compliant quality across all 75 multifamily units.
